How
the real estate industry works
In most
home sales, there is at least one Realtor involved. The Realtor

buy from the builder, the Realtor's commission is already
included in the price. If you do not have your own buyer's
Realtor, you will pay the same price as someone smart enough
to have their own Realtor who can advise them and watch out
for them.
You
don't get any discount for not having a Realtor. Instead,
the builder just keeps the money as added profit.
The best
builders pay Realtors a 3% commission for bringing them buyers.
Here's
how you can take advantage of the system:
When
you buy a house and have me represent you as your Realtor,
I will get paid a commission. I give part of that commission
back to you.
On a
new home I will rebate you 2% of the purchase price. This
includes upgrades.
So if
you buy a $300,000 house, I will pay you $6,000!
If you buy a $400,000 house, I will pay you $8,000!
On a
resale home I will pay you 1.5%, of the purchase price.
So if
you buy a $200,000 house, I will pay you $3,000!
If you buy a $100,000 house, I will pay you $1,500!

to make an offer, I will present it for you and coach you

buy a new home from a builder, I can rebate you more money
than on a resale, plus, the builder can answer all your questions
about the neighborhood and schools.
The
next best move for you:
The
best thing to do is to contact me and arrange for a time to
come into my office. We can sign the paperwork that spells
out our agreement and that commits me to pay you. We can also
get you pre-approved for a mortgage at the same time, if you
wish.
You then
start looking for your new home. If anyone asks you if you
have a Realtor, answer yes, and give my name. This assures
that I get the commission so I can give it to you. If they
don't have me listed as your Realtor, I will not get the commission
and I won't be able to pay you. So we both lose. That's why
it is important to let them know that you already have a Realtor

you find a house you like and we make an offer, I will work
on your behalf to make sure everything goes smoothly until
you are safely moved into your new home.
